We chose Garrett Homes because the quote was a lot less than any other builders. I now wish we had built our house with someone else. We found their communication very poor - we found it hard to get through to him on his mobile and if he didn't want to talk to us he just didn't pick up. He didn't keep us informed, as first time builders we were quite lost. They didn't listen to us a few times - we ended up with things we didn't ask for (that weren't even in the plans) and finishings in the wrong places. We trusted them to give us sound advice, but a few things didn't work out when they said "yeah, that will be fine/ that will work." We don't think much of the quality of the subcontractors - the rendered didn't do a great job, and the painters did a shocking job - they couldn't be bothered taping the window or door frames. I also notice you have targeted us on another site yet I as previosuly mention I do not believe we have entered into a contract with you perhaps you are another builder trying to sabotage???
I am glad to see your review, was in the same boat 3 years ago. It was a stressful encounter, and I am still dealing with it now.
I was looking for a suitable builder to build my home, I thought he is close to where I live and gave me a good quote. But with the quote the builder was not clear in stating the fact that there is no paper work involve like permit to build and other permits involve. This is the first time I got a builder to build a house and have no idea what's involved. The business ethic is appalling, especially when the customer is ringing to enquire about how work is in progressing only get messages and no reply. Until when payment due, only phone call is to ask for payment. Now all my paper work still not settled and I am in the process of finalising the paper work and still could not get any reply or acknowledgment from this builder. I still did not receive my permit of occupancy or any paper work for me to apply for my certificate of occupancy. It was a very stressful experience.
I believe I know who this client is and would like to give another prospective to these allegations. Although we explained numerous time that the extra costs associated with obtaining a building permit etc and getting paperwork completed at the time of the build this client refused to do so as at the time it was a six week wait to obtain the permit. She decided that she would 'worry about it later' it her contract we actually added to it 'No Certification required refused by client'. Upon completion of the job (which was built to all correct standards and certification) the client continued to hassle us and tell us that we had done the wrong thing. Although at we explained that it cost more to do at a later date and can inhibit the sale of a property if is is not certified the client continued to blame us for a decision she had made. Last contact with the client we advised that we would be more than happy to sign a Builders Declaration to help her to gain her certification.
To my understanding that when a builder completed a house, there would be some paper work like the certificate of occupancy and the original plan of the building to be handed over to the owner of the house, unfortunately I have not receive of any sort. From what I gather I am suppose to obtain the pictures of the footings as well, of which I have not receive either. Incomplete paper work did make my cerification impossible!
From what I gathered the information I was given was not complete, as I was under the impression that this builder would give me the appropriate paper work for me to complete my application for the certification, that was when the contract was drawn, it was explained to me that I will have the nesserary paper work upon completion of the dwelling for me to go in to get the building certified.
