Made some troubling discoveries about 1 year after having an inspection and purchasing a property. We found this when pulling up the floor from above to relay new flooring, the kitchen, laundry, toilet, and bathroom sub floor all have long term water damage totaling about 4-5 meters square, While I understand the inspection process is not a complete appraisal, any of this damage is clearly visible from underneath of the house as the sub floor is particle board, the underneath is also readily accessible as our house has about 60cm of clearance underneath. I called them after as requested, Jeff literally called me a Expletive “liar”, complained that I should have made more effort to contact them to discuss this before posting my review, I called and emailed. He admitted that he never checked under the house because that's not how their visual inspections work. He also insisted that the damage also must be new despite the fact he never checked it. I know for a fact that the damage in the bathroom had been repaired by the previous owner but they neglected to fix the area under the shower and bath, you could visually see the water marks of the older and newer damage so I am confident there was at least some water damage prior to Jeff's inspection that could have been easily discovered had that area been inspected. I also find his assertion that all the damage was all new unlikely because that would mean in one 12 month period the bathroom, toilet, laundry and kitchen all spontaneously started leaking water ...read more
