This is an Investor offer in regards to our Warwick development project (Queensland). We are releasing three villas at cost price plus we are offering a spotters fee of $2,500 for referrals to successful purchasers of each of the villas. To be eligible for this discounted price is that the investor needs to deposit 100% of the funds into our lawyer trust account upfront. The reason for the discounted villas is that in order for the development to move forward we need to pay out the final BA costs (council contributions) and cover the project marketer fees for pre sales as well.
We have a builder on stand by and have pre approved finance as long as we can meet the lending criteria such as equity contribution and the presales required to satisfy the lender. Once we have accomplished this we can then start the build.
The expected rental returns (see attachment) on the villas are $260 / 270pw (2 bedroom villas) and $300pw (3 bedroom villas). We are just getting two new appraisals from local agents as the rental demand is probably higher now since the floods. (which by the way didn't affect the town itself or the site, only the outskirts and the main road flooded into the town for 24 hours unlike some of the near surrounding areas that copped it bad).
