Intelligent use of light and space- creating interesting and comfortable zones that have natural ambience and beauty. To do this, correct solar orientation using as much natural light and existing breeze pathways is essential.
Economical Design. As a house design is being conceived, how it is going to be built, the spans of expensive materials (like roof steels), the speed and ease with which it can be constructed, the site logistics and start up costs all need to be considered. The process of design itself must have an internal efficiency to ensure that the desires of the client are fulfilled and the design delivered within budget.
Form and function working together to create spaces that are both cost effective, efficient and above all comfortable.
Even if a design is for investment purposes the beauty and efficiently of a house is important. Far too many rental units sit unsold or vacant even when there is high rental demand as the houses themselves are not inviting and comfortable. It is not uncommon to see units sitting for well over a year with 'For Sale' signs out the front; have a look at the beauty of the house and you may find the answer why. Others have high tenant turn over and vacancy rates. Again, a quick glance at the design is a good place to start to find the problem. With the correct focus up front, this type of investment disaster can be avoided.
