I have experience renting housing from jinsea real estate. This is the worse agent real estate among the most. First, I rent this house from dg realestate then the owner changed it to jinsea realestate . And cause too much trouble. I have execellent report in keeping the house clean at all times . If you rent house or any property , pls take my advice not to rent any property from them. They renting the house to you and expecting you return the house like brand new house. If you not able clean the house like brand new house , pls don't . Because they will not return you full bond(money). Even brand new house, might have dust as well In some area . Example: oily range hood . Before I move in into this house, the range hood is oily already but they expecting you clean it until like brand new. Next, this house is not super clean when I move it and I have to clean it all the dust by myself. Now, they pick on the dust on power point . This is ridiculous . We are about to have to deal with this real estate business due to excessive noise from tenants next door almost every night way past midnight, and based on your review I'm guessing they may be difficult to deal with.
Based on past experiences I have had renting with other RE agents, I always took photos of everything in the property before I moved in and made sure to list any dirt/grime/damage on the moving in checklist as the agents would always tick 'good' when some things were 'fair' or 'poor'. There was only ever one property I didn't have to clean before I could move in. I actually had to use the photos on one occasion in a dispute that went before the Tenancies Tribunal. Having those photos meant I won.
