Tas Strata and Property Group looked after our Body Corporate from 2016 to 2021 but they never had our property revalued in all that time despite advising in every AGM that a formal valuation should be conducted every 3-5 years. The first thing our new Strata Manager did was organise a new valuation. The Body Corporate was over $4,500,000 under insured and our insurance cover has thankfully now been increased accordingly. Another major problem related to the insurance was that the insurance policy did not cover some of the residences. Some owners had to organise their own building insurance and were not permitted to deduct the insurance cost from their Body Corporate levy so some owners were getting much better value for money than others. Neil you were on the Committee at this time and it's a pity you and the other members couldn't make a decision to have this done. The Committee is empowered to make this decision we recommended it every year it was both in the minutes and on each agenda. This is a committee decision to spend the money to have this done and not our decision. Sorry we didn't have our crystal ball working to know that owners had added lots and made improvements to their units without informing our office. We only know what we are told we are not mind readers and only visited the property on an advoc basis. Again had the Committee being doings it's job that you were part of then maybe we could have been better advised.
