never recommend TIPS if you are renting property through them. very rude staff and never responds on your mails or phone. i spent $800 on cleaning the property when i vaccant and they told me everything is fine expect couple of marks on the wall and carpet which i fixed by spending another $200. but after that its almost 20 days i am sending mails to refund the bond but no revert. very bad experience for 2 years while renting, they never listen to your problems. moreover attitude of the staff is like we are living in the property for free.

Used them to build an NRAS property which went pretty smooth. It all went pear shaped when it came to the property management. We were assigned a Senior Property Manager to look after our property, this person was by no means a property manager and has caused us a lot of grief. We lost out on the first years NRAS payments due to inadequate paperwork and have many unresolved issues with the property as they were never identified and addressed within the timeframes allocated by the builder. Lucky we have now found a professional property management company that don't lose all your keys and actually visit the property to conduct inspections "not just sit in the car and tick the boxes" and complete the NRAS paperwork correctly. I Used Total investment Property Solutions to build my first investment property. I was anticipating the process to be somewhat stressful and to encounter some problems along the way. However the staff at the company were very organized and professional and really walked us through it all. They updated us with progress often and had the attitude that no question was too silly to ask. I would highly recommend them for the purpose of investing in new property.
The reason i haven't given 4.5 or 5 stars is i also chose to use Total investment property solutions as my rental property managers for my investment and i have encountered some difficulties in the initial stages of this. There have been some problems with paperwork and i felt i wasn't informed of some important details regarding the rental of the property.
